In earlier i know a house sold after a lengthy period to sell this house is 68 lacs in G block. But sorry to say to Dr. sb. and Mr. Ahmad that demand should be reasonable instead of pathan price. Prices in fully developed housing schemes inside the city can never be compared to localities such as DHA / Bahria town etc, land price per marla is always much higher in fully developed areas. I hope CMY puts some valuable addition to this subject with his wise comments. I myself am a resident of Gulshan-e-Ravi F block. Blocks like G,E and some portions of F are very expensive! 18 months back a corner double story house 30 years old construction in f block (between 400 and 425) was sold for 95 lacs after renovation! There barely exists any empty plot now in these blocks of Gulshan-e-Ravi. But if there is any, only its land price per marla is between 6-8 lacs! and with current prices of building material, even 40 lac is not enough for good A grade construction. so for all those who have in mind 60 lacs for a 10 marla house should better consider bahria town for themselves, even there it would be very difficult to buy a new house within this budget! No its not a place of continuous noises neither the traffic jams, but yes the environment and air pollution is at its peak now due to illegal factories along the band road(now call ring road) the trend that you mentioned will not effect the property prices in these localities, 90% of the people who are doing business in markets of central lahore prefer such localities! A person who has to travel daily to a market like Shahalmi will not prefer to live in DHA or Bahria town! As I mentioned that I myself am a resident of G Ravi(F block), I myself am now planing to leave this locality and move to either DHA Wapda or Bahria town. and at the moment I already have an offer of 9 millions for my double story house with 6 years old construction(orignally 25 years old and was renovated completely in 2005)! Please have some knowledge about the issue before you think to comment on it.

eden palace villas lahore Biggest cheaters took my money and have not delivered house in eden palace villas lahore. I have paid for one house in eden palace villa one year back, they promised the possession in 6 months but still after 1 year i am hanging at the same position. i don’t have sufficient funds to invest again for house. i am living in rented house from last one year. Pakistan government should take action and audit their previous projects. they collected millions from public and investing nothing on eden palace villas. every time i visited their office, they promised for next 3 months and told me about funds but they have invested funds buying land for new projects. they are collecting huge money from innocent people by the name of Eden Abad, Eden Gardens, Eden Home etc. Pakistan govt. should ask them to complete their previous projects before they open new projects. we have decided to file a case in supreme court against eden. Eden Housing and Eden builders are doing the same thing to all of their clients. I have met with many of their recent clients who are planning to file case against them. Eden is delaying all of their projects including eden gardens, eden lane villas, eden lane villas 2, eden city, eden cottages, eden abad etc. But the biggest of all is eden palace villas where they are not doing any progress from last 4 years. looking for property dear viewers and mr cmy i lives in london and wishes to invest in lahore. i did contact some pakistni families here and they visited recently lahore and bought houses in eden gardens. they advised me better to buy house in eden gardens due to its excellent location and approach.i also discussed the matter with my brother in law and he also suggest me it is a good place to live in future.i also did contact eden but the project has already been sold out.so anyone who wish to sell his house in any category from 5 marla to one kanal, must receive full amount in one day if deal finialised. only serious and willing landlord/landlady should contact on my email or either cell no if convinient. kind regards

There are some real nasty agents in the market, i know two of them, one is Rizwan, other is Salman Ali. They try to buy from seller like 50-60% of what is paid (heavy loss for seller) and then sell for higher price. They are also spreading negative rumors for the Eden Gardens. Stay away from these culprits.

SaeedAhmed replied on Tuesday, May 24, 2011 11:05 AM PST my advice is not well taken by my own relatives, but i still insist that do not buy property in Pakistan if you currently have no plans to move back in Pakistan; because: 1. rapidly deteriorating condition of rupee. 2. still stagnant or loosing value of property. 3. worst social, political, economical conditions. 5. high inflation just compare Canadian $ worth in 2006 and in 2011 against rupee; almost 60% increase. just compare property value worth in 2006 and in 2011; went down a lot. So those living in north America or Europe or Australia who invested in property they r the one who lost the most. if u have cash dollars in hand whenever u come back u will have upper hand due to reasons mentioned above.

I think focusing on short term gain and getting discouraged by individual events (like earthquake or terrorist attack) are two important mistakes people make while investing. Societies almost always successfully absorb just about any blow no matter how big including World War 2 in Europe or 1947 riots in South Asia. I believe terrorism will be defeated in Pakistan because it has already been defeated in Iraq, Sri-Lanka and Northern Ireland. I think investing in good property has always been rewarding in Pakistan if you compare prices over a 15 year period. Compare 2010 with 1995 and you will see property beating exchange rate. Compare 1995 with 1980 or compare 1980 with 1965. I don’t have empirical data but I don’t know any one who has become rich just by saving dollars. As for US dollars it is going weak itself. Pakistani bank’s term deposit rates easily beat the increase in price of US dollars. Above comments compare Pakistan property with foreign exchange only. If you have some smart investment going for you in North American that is giving you high return then that is a different story. However no one has shared their happy story from North America on this site. They just seem to be going through one bubble (dot com bubble) after another (property bubble). I do wonder sometimes how is the rental return in America after paying property tax, insurance, maintenance and income tax. May be someone from North America would like to share their experience in this regard.

You know that you only do it for your own gains. You must also know that you are the key cause of land price distortions that make homes more expensive than a legitimate income/salary would allow for a pakistani living in his homeland. You earn in $$$ and buy in Rupees. The average sheedah earns in Rupees but must compete with your $$$. Not fair. No wonder he rips you off (not saying it’s right, though). Fallow land does not contribute to productivity of the nation. No goods are produced and no jobs created (other than supporting the most despised segment of society: ‘dealers’). If most of the money that poured in to the country post 9/11 and even now went into productive assets or primary issues in the stock market, then you would see what a sustainable boom and expansion of economy is. Instead, we like to gamble on share trading (secondary market) or buying plots where we hope to get quick gains without putting in efforts and knowledge. Even those that work hard for each penny abroad hope for overnight gains in their own country. Our own country is not to work hard in, it is to live the good life! What we all seek are capital gains. Capital gains are those from selling those assets that have the ability to generate income themselves, and by definition, capital gains are not ordinary or recurring income. We must shift our focus to actually generating income from those assets i.e. milk the damn buffalo, don’t take her to the market to get her price checked every 3 days. The plot obsession is a national curse that benefits relatively few but consumes the majority of everyones resources. Every few years everyone is taken to the cleaners, and the dealers and market manipulaters are laughing all the way to their foreign bank accounts, while driving BMW 7 series that they earlier could only hope to rent for their wedding ceremony. Another curse is the obession with saving in gold. There is nothing more useless than gold. Absolutely nothing it can do except look shiny and pretty and dazzle people that are easily dazzled! You may say that you are not aware of avenues to invest, so can only put in plots. You are absolutely correct, there are no passive forms of safe and attractive investment in Pakistan. If you have enough resources and courage, a real show of patriotism is to return to this jungle and do something that you learned or practiced abroad. I would not advise this personally as prospects are very dim for the country, for faults entirely of our own making. However, if you insist you are a great lover of the country and you pine for it while you are abroad and keep talking about how great the food is, then bring real investment into the country. Pakistan doesn’t need money (well not as much as you think). What it needs, what it is literally dying for is YOU and your INTEGRITY and your COMPETENCE and your HARD WORK. If you can bring those values you’ve learned abroad back and practice them, then it would be like a blood transfusion for a very sick patient. If you can’t do this, then don’t try to give false assurances to yourself and the country about how great patriots you are. Patriots don’t run away when the war is raging, they return to the ranks to fight the good fight. Who am I? I am no patriot, just a pragmatist. I am just tired of the hypocrisy and pretenses that follow a pakistani no matter where he or she takes up residence in this wide world of ours. Good luck to your wherever you are.

I have been looking for 1 kanal house in Wapda /valencia/NFC and in my last visit to Pakistan, there were 5-6 year old 1 kanal houses available around 1 crore in good condition but bathroom and leakage was a concerns and I was unable to finalise a deal in my short visit. As per your question, this is a prevalent rate in Wapda town for 10 marla newly constructed excellent house but better deal would be buying a kanal House which is 5 year old.

Land acquisition for SL of Ring Road in progress Monday, May 16, 2011 LAHORE An amount of Rs 21.6 billion will be spent on the acquisition of southern section of Ring Road in accordance with the revised design. According to official sources, the Punjab government is acquiring land for 8.5 kilometres southern loop (SL-1) from Sui Gas Town to Ferozpur Road at a cost of Rs 4,995million. For 13 kilometres southern loop-2 from Ferozepur Road to Raiwind Road, the Punjab government will spend Rs 4091.70 for land acquisition while its work will be executed by a Chinese company on build, operate and transfer (BOT) basis. Similarly, the Punjab government will acquire land for 8 kilometres southern loop-3 at a cost of Rs 4,059.96 million from Raiwind Road and Multan Road and for the purpose PC-I is in process for the approval of land acquisition. A sum of Rs 4449.12 million will be spent on land acquisition for 18 kilometre southern loop-4 from Multan road to Motorway M-2 while an approximate amount of Rs 4 billion would be spent on the acquisition of land from Babu Sabu to pacakge No. 5, having a length 2.5 kilometres. The Punjab government will execute work on SL-1 including acquisition of land while the execution of SL-2,3 and 4 would be carried out by a Chinese company on BOT basis. According to the revised design, Ring Road will pass through Sui Gas Town, Gajumata, Halloki, Adda Plot, Maraka,Mohlanwal, Chung, Shahpur, Motorway Babu Sabu Interchange and Gulshan-e-Ravi at Package No.5.

I am afraid this society will take more than two years more. Eden is not completing their ongoing societies, instead they launch a new society every other day.

HASSAAN replied on Friday, May 13, 2011 12:03 AM PST well guys all of u are ryt at ur footings… i have visited the site today and i was really surprised and upset to c eden gardens commitment level on ground….now wat happened lets read, when i met with the marketing represented wearing a kool neck tie sat in kool air conditioned hall….lol it looked all drama frankly (having no substance) i asked him to show layout plan or master plan he said we dont have anything to show….we would show after balloting …. than when i said about ur LDA approval of land size he said its all most 3000 to 4000 kanal ( he wasnt sure of the real size) as he was sitting to market his product (a fool).. than he told me that there are two things to book 1) 5 marla plot for 550000 and 2) 5 marla plot for 450000×5=2250000 without development charges………i was astonished with the later price range…he told me it was for those plots who come just after the eden garden and it is phase 1….. and the plots which were 550000 (5 marla) are in phase 2 well development charges are 35000/marla and will have to pay after 6 months well guys the site conditions are very embarrassing….the project which was started 2.5 years back and was committed to deliver in 2.5 years but on ground there is 15-20% progress see the way they deliver ( much embarracing and was a real point to get apart with this new eden garden extension) no link road uptill now even in eden garden and hardly 500 – 700 m long boulevard ….in completed houses (trees and plants has been grown up in the in completed houses)… now tell me after watching all of it on site who wants to fix his hard earned money in such scheme please tell me what should be the best idea …?

ahmed shahaab replied on Sunday, May 15, 2011 05:36 PM PST dear mr hassan i think u r going on a wrong way or definately making a mistake, i lives in london, and having full information that structure of houses has been fully completed, and finishing is on its way soon. u should be aware that roads and others works starts after the completation of house, they need machinery for driange and digging purposes so no need of machinery for finishing purposes. pls dont compare eden exten with eden gardens. eden gardens is far best and suitable for those having low budget. i visited pakistan in november and visited this colony.in my view and to the best of my observation this is of course a land mark of future lahore, if ganda singh border open and metro starts to opertate from here, just imagine, what dha did peoples bought files of phase 9/10 at the rate of 45/47 lakhs and now no one is interested to buy them even in 15 lakhs. what bahria did . at least it nothing with eden apart of its delay problems. make sure no one can offer u a house 2875000/- of 4.6 marla with all amenities and facilites. and even u cannot buy a 4.6 marla plot in dha with this rate. i think the above is clear but if u still in the middle of mixing up then i cannot resovle ur inner intention.

First project launched was Eden Gardens which were due to be handed over this year. So far Few houses are under construction, water tank etc, only main Road is Partially built. Eden also launched Eden Lands at the spot. These plots are due to be handed over mid next year. It seems unlikely as houses are not built in time, so it will effect the Eden Lands (plots) handover as well. I visited the society few days back and took some snaps. If you like i can email you for you idea. I also invested in Eden Lands keeping in view that it will be at Ring Road interchange, RMTS (Rapid Mass Transit Sytem) (which is like 5-7 years old project and so far nothing concrete has been done in this connection). Because of this LRMTS news, there is little stir in the market and agents are after sellers offering them only 70% or so of their investment and selling at whatever Allah knows better. Eden Garden/Lands will be good future investment keeping in view 1. Ring Road, interchange, 2. LRMTS (a far cry) 3. DHA 9/10 adjacent 4. Central Park & Bahria Nasheman societies on Ferozepur Road. 5. Great improvement of Ferozepur Road, (still going on) Please invest wisely.

These are projects of two brothers Mr. Arshad Choudry and Mr. Amjad Choudry when they were together earlier than 8 years their all projects were credible and their name grow. But when they splited both are launching their projects with Eden Name but you can differentiate by their phone number. Both have one policy using their last credibility collecting money from people in short period say for 18 to 24 months and getting profit on your money for long period but their comitment is false extreamly. Now currently in 2009 I purchased their product of Eden Vista but their land is ready and with boundry but not constructing the infrastructure according to their comittment to give us possession in Jan-2011. This type of situation came becasue property prices are not going high as before. They only sold 20% of project we are from those 20% effected. Unfortunately we have paid 74% rest we stop becasue of no any develpement.

Now, 2.5 years have passed and there is not a single development in that area. On the other hand if a customer fails to pay installment even with a single day delay, after a few days cancelation letter is isued to him and also fine is imposed on him. We must take them to court to protect consumer rights. For those who want to take action against Eden group, here is the suggestion. Write a complaint to “Human Rights Commission” Supreme Court of Pakistan, Islamabad and mention all the details. Ask them take a suo motto action and have this group revise the agreement that they do with their customers. Currently the whole agreement is in Eden’s favor. New clauses in favor of consumers should also be added, Such as no more than 30% of agreed amount will be payable to Eden if Eden fails to complete 30% of promised work within 30% of promised time frame, and there could be more such terms. Secondly they must be bound to complete thier work within promised time (with minimal level of variation) otherwise they cannot claim “Fine” from clients. Infact they need to payback to customers if they fail to fulfill their promise on time. For those who plan to buy property/home with Eden Group, PLEASE DROP THE IDEA TO BUY FROM EDEN, otherwise you will mull over decision in a very short time

And after doing so did not fulfill its promise in all aspects. But now with current bookings they are not even providing these details on the pretext that Investors manipulate the market. So dear new investor God Help you with your hard earned money when you invest without even a written assurance where your plot is located and when you will get one. As far as positive comments on this thread; it appears these are either Eden employees or partners in deception of Eden Group, as these people are only justifying Eden Group and trying to justify that only these people have the right to double their money not in years but months. Lets put it this way out of 29 projects listed above the problems started from 15 onwards and are getting worse with each new project. Being a big name, there are good chances that this group will not run away like small time players. But be ready to have your plots moved around from one edge of the development to another on the map and be ready for a delay of at least 7 to 12 years. If you are booking a house don’t get impressed with model house do visit a completed project and ask people living in them and see the actual finish people get in the end. Few roads a park and grey structure is developed quickly and then work force is shifted to other new projects in booking phase, leaving the finishing of houses for years and that too happen when the people are frustrated and form some sort of group and pressurize the management or create problems for new bookings. The group chiefs Amjad, Arshad and sons, when approached with; lots of difficulty; pretend not to know of any of the problems. An example of extent of deception is; when Eden City people forced the management for progress in Eden City by road side protests and court cases, Dr. Amjad laid foundation stone of a Masjid in Eden City, but lo and be-hold the foundation stone and plan for the Masjid is no more there and the plan has now changed and we do not know if we have a Masjid in Eden City or not. May Allah help us, and give hidayat to these Qaroons of present day.

Well in what authority do you ask for such a thing? There are some people with almost no means that are waiting for their homes that they have paid for. They have been lied to for a long time. In islam this is not permissible. If EH was truthful and came clean and then stuck to their commitments then I would show some more restrain. To me personally promisses were made by EH top management and then they stop replying. This happened on several occasions. I have had enough of the broken promises Eden Housing is making. I have started legal action against EH owners. I do not want to speak with anybody from their management. I will only accept their commitemnt in court from this point on. Depending on their reaction over the next couple of weeks I will decide on the next steps. Believe me there is much more that can be done besides the courts – In Pakistan and internationally. International law and banking regulations are much different now compared to 5 years ago. Owners will have no place to hide if we all decide to take action. We are in the hundreds. If we join hands and start an anti fraud movement in Pakistan then inshallah we can stop these kind of people. May Allah help and guide us all.

AOA, I’m looking for expert advice regarding investing 10 million in property. Main goal is to get max rental income based on 10 million RS. So far i have done reasearch and found some properties and result is that max rent with 10 million investment is not more 55,000 rs per month.I like to know from experts what kind of property should i invest. I have these options available: 1- F-10, 1200 sq ft flat for 53 lakh and rental income 29K per month 2- 5 marla house in islamabad around 80 lakh gives you 40k rent 3- shop 300 sq ft in iqbal town for 95 lakh and rent is 44k per month 4- 1400 sq ft office in liberty area for 80 lakh and rental income is 53K 5- 12 marla semi commercial and rent is 50 k from school. Price 11500000 rs 6-700 sq ft E-type flat in capital are selling for 34 Lakh and rent is only 15 k. I like to know which option is better in the long run.

I am not sure about the fees of class 9 but for class 6 it is around Rs.6,000/= per month. The fee for class 9 should also be almost the same. Build complete structure and finish lower level and then once you better cash flow, finish the upper level. If you need 10 Marla floor plan, let me know your email and I will send one. Mohlanwal is bit too far and surrounding area is not populated yet. Lahore medical society is Bit away from City towards Border but it is good for those who want to live near Mughalpura Side, Infact all the socities on Canal after Lal pul are just avearge or Below average. i shall give you a new idea, try Tariq Gargens 5 merla, yesterday I found some Plots are available in your budget, It is essetially same area as that of Gulshae Lahore but much better developed. Try to get plot at leat 200, 300 Meters away from Nallah. Any way try to locate these area, on www.wikimapia.org if you are not familar with navigation then in search type valancia link road you will reach that area.

But it is trap it is so far not good for investment purpose, they are charging too high price left and right, other co operative are run by members which take into account all aspects making bye laws. However maintainance of such a huge society is not free of cost in Dubai the Holders of free hold property are paying about 1/3 of rental value as maintinance charges. For Good locality 2 bed apartment it turns to be about 4 lac per year even more in Abu Dhabi It is hefty amount even in india people are also paying 1/3 of rental as maintinance.

CM reviews Ashiana scheme CHIEF Minister Mian Shahbaz Sharif presided over a meeting here on Sunday to review the pace of progress of housing scheme Ashiana. Addressing the meeting, the chief minister said low-cost housing scheme Ashiana would realize the dream of low-income people of having their own house. He said that all basic amenities would be available in the scheme. He said Ashiana housing scheme had started from Lahore and a site closest to the City had been selected for this purpose. He said under the policy of Punjab government, the project of Ashiana housing scheme would be completed in a transparent manner and houses would be allotted through ballot. Punjab Land Development Company Chairman Sheikh Allauddin said the welfare project Ashiana for the low-income people was being implemented expeditiously. He also informed about the pace of the project in Lahore and other cities. Member Provincial Assembly and Chairman Punjab Land Development Company, Sh Allauddin and officers concerned were also present. Shahbaz stresses tolerance, restraint: Shahbaz Sharif has said that Pakistan is facing serious challenges and there is a greater need for tolerance, brotherhood, restraint and unity now than ever before. He said that it was imperative that collective efforts were made for the solution to the problems being faced by the country and he was ready to go to anyone for this purpose. According to a handout, Shahbaz stated this while talking to assembly members here on Sunday. He said Pakistan was facing terrorism and extremism and the aim of progress and prosperity could not be achieved without eliminating the menace. He said the whole nation would have to gather on a platform for the stability of the country and foiling the designs of those who were trying to create chaos. The CM said nature had blessed Pakistan with vast resources but instead of developing indigenous resources during the last 63 years, reliance on foreign aid was preferred which had become a habit. He said the existing situation was that the country was under a heavy foreign debt. He said economic freedom was essential for political independence and it was possible only if rapid progress was made for achieving self-sufficiency. The chief minister said there was a need for promoting austerity and elimination of corruption for national development. He said that it was time to adopt an effective system of accountability and in order to promote the culture of austerity the governments would have to lead by example. He said that Punjab government was implementing a strategy for good governance and promotion of merit and simplicity while solid measures had been taken to root out corruption. He said non-developmental expenditure had been curtailed substantially and resources were being spent on the public welfare. He said democracy was aimed at serving people and the provincial government was following that mission under the leadership of PML-N chief Mian Nawaz Sharif. Shahbaz asked the elected representatives to spare no effort for the solution to public problems and ensure timely and transparent completion of development projects. Those who met the Chief Minister included Dr Saeed Elahi, Mian Muhammad Nauman and Khawaja Imran Nazir.

The chief minister was addressing the foundation stone laying ceremony of Link Road leading Aashiyana Housing Project here on Saturday. The chief minister said he would personally monitor this project for the welfare of poor masses and ensure its early completion. “A comprehensive programme has been evolved for provision of residential facilities and generation of job opportunities in the first Aashiyana Housing Scheme at Suae Asal. Separate land has been specified for cottage industry so that the labourers could have job opportunities at the local level instead of going to Lahore or Kasur,” he added. He said launching of low-cost housing scheme in the province was a revolutionary step of the government, which would fulfil the dream of poor people of having their own house. Aashiyana Housing Project would be the first residential scheme for the common man who would have not only have a great construction work but also schools, dispensaries, playgrounds for cricket, hockey and other sports as well as all necessary facilities. He said 10 percent quota had been reserved for orphans, widows and families of martyrs in Aashiyana Housing Scheme and modalities have also been evolved for this purpose whereas remaining 90 percent houses would be given through transparent balloting. He also said in the first phase, 6000 houses would be constructed at Suae Asal within a year and 70,000 forms have been distributed so far for these houses. “The foundation stone of the Link Road to Aashiyana Housing Project has been laid and the widening and improvement work of this 17 km long road from Suae Asal to Raiwind will be started from December 26, 2010. The construction of the road will result in provision of modern communication facilities to the residents. A high standard of construction work of the road would be ensured and besides installation of lights, tree plantation also be ensured,” he added. The chief minister said that national resources on large scale were plundered in the name of development projects in the past and development projects became icons of corruption while the present government put an end to malpractices and transformed these schemes into public welfare projects in real sense.

In their last government ended in 99 they have started jubilee town scheme and a large number of government servants applied for that. Still the scheme is not taking off though all the infrastructure facilities are there except gas. whey they do not give attention to that scheme and facilitate construkction ofd the town. Khadima Ali had visited the place and announce walling of the twon and providing security to the residents. But there are hardly perhpas 40 50 house i visited the scheme in August 2010.

Chief Minister should have give attention to Jubilee town so that it start take off for construction as it was launched during the Nawaz Sharif government in 1998. All the infrastructed had been completed but no start of constsruction. The LDA was supposed to be Jubillee town phase-II but taken over by former chariairmn Mian Amnar and kick backed LDA and its position is also in duldrum. While appreciating Ashana I appeal to Chief Minister to have a look on jubilee town also.

He can arrange a house for you in reasonable price. You might have to pay some premium for most locations which varies from 1 to 10 Lacs depending on the location of house and its booking price. Generally the less the booking price, the better the location (due to first come first served basis) and the more the premium. Most of the 10 Marla houses houses were sold in prelaunch between 78 Lacs and 85 Lacs. At launch in January 2010 very few locations were left which were sold between 87 and 90 Lacs. Now the resale price is between 85 and 90+ Lacs depending on location. Good location are hard to avail as most houses are with end users planning to reside in the society once the possession is given. Possessions will be given in batches expected to start as early as December 2011 well ahead of the 3 years schedule.
