eden palace villas lahore Biggest cheaters took my money and have not delivered house in eden palace villas lahore. I have paid for one house in eden palace villa one year back, they promised the possession in 6 months but still after 1 year i am hanging at the same position. i don’t have sufficient funds to invest again for house. i am living in rented house from last one year. Pakistan government should take action and audit their previous projects. they collected millions from public and investing nothing on eden palace villas. every time i visited their office, they promised for next 3 months and told me about funds but they have invested funds buying land for new projects. they are collecting huge money from innocent people by the name of Eden Abad, Eden Gardens, Eden Home etc. Pakistan govt. should ask them to complete their previous projects before they open new projects. we have decided to file a case in supreme court against eden. Eden Housing and Eden builders are doing the same thing to all of their clients. I have met with many of their recent clients who are planning to file case against them. Eden is delaying all of their projects including eden gardens, eden lane villas, eden lane villas 2, eden city, eden cottages, eden abad etc. But the biggest of all is eden palace villas where they are not doing any progress from last 4 years. SaeedAhmed replied on Tuesday, May 24, 2011 11:05 AM PST my advice is not well taken by my own relatives, but i still insist that do not buy property in Pakistan if you currently have no plans to move back in Pakistan; because: 1. rapidly deteriorating condition of rupee. 2. still stagnant or loosing value of property. 3. worst social, political, economical conditions. 5. high inflation just compare Canadian $ worth in 2006 and in 2011 against rupee; almost 60% increase. just compare property value worth in 2006 and in 2011; went down a lot. So those living in north America or Europe or Australia who invested in property they r the one who lost the most. if u have cash dollars in hand whenever u come back u will have upper hand due to reasons mentioned above. |

I am working in Middle East since 1978 & whatever I earned is either spent on the needs of my family back at home or invested in Pakistan. Pakistan does offer good oppertunities inspite of all odds. During my stay abroad I have come across people from all over the world & know how do they feel about their homeland. Arif replied on Tuesday, May 24, 2011 01:35 PM PST We should certainly encourage patriotism but the question was regarding the economic sense of investing in Pakistan property. I think focusing on short term gain and getting discouraged by individual events (like earthquake or terrorist attack) are two important mistakes people make while investing. Societies almost always successfully absorb just about any blow no matter how big including World War 2 in Europe or 1947 riots in South Asia. I believe terrorism will be defeated in Pakistan because it has already been defeated in Iraq, Sri-Lanka and Northern Ireland. I think investing in good property has always been rewarding in Pakistan if you compare prices over a 15 year period. Compare 2010 with 1995 and you will see property beating exchange rate. Compare 1995 with 1980 or compare 1980 with 1965. I don’t have empirical data but I don’t know any one who has become rich just by saving dollars. As for US dollars it is going weak itself. Pakistani bank’s term deposit rates easily beat the increase in price of US dollars. Above comments compare Pakistan property with foreign exchange only. If you have some smart investment going for you in North American that is giving you high return then that is a different story. However no one has shared their happy story from North America on this site. They just seem to be going through one bubble (dot com bubble) after another (property bubble). I do wonder sometimes how is the rental return in America after paying property tax, insurance, maintenance and income tax. May be someone from North America would like to share their experience in this regard. |

You know that you only do it for your own gains. You must also know that you are the key cause of land price distortions that make homes more expensive than a legitimate income/salary would allow for a pakistani living in his homeland. You earn in $$$ and buy in Rupees. The average sheedah earns in Rupees but must compete with your $$$. Not fair. No wonder he rips you off (not saying it’s right, though). Fallow land does not contribute to productivity of the nation. No goods are produced and no jobs created (other than supporting the most despised segment of society: ‘dealers’). If most of the money that poured in to the country post 9/11 and even now went into productive assets or primary issues in the stock market, then you would see what a sustainable boom and expansion of economy is. Instead, we like to gamble on share trading (secondary market) or buying plots where we hope to get quick gains without putting in efforts and knowledge. Even those that work hard for each penny abroad hope for overnight gains in their own country. Our own country is not to work hard in, it is to live the good life! What we all seek are capital gains. Capital gains are those from selling those assets that have the ability to generate income themselves, and by definition, capital gains are not ordinary or recurring income. We must shift our focus to actually generating income from those assets i.e. milk the damn buffalo, don’t take her to the market to get her price checked every 3 days. The plot obsession is a national curse that benefits relatively few but consumes the majority of everyones resources. Every few years everyone is taken to the cleaners, and the dealers and market manipulaters are laughing all the way to their foreign bank accounts, while driving BMW 7 series that they earlier could only hope to rent for their wedding ceremony. Another curse is the obession with saving in gold. There is nothing more useless than gold. Absolutely nothing it can do except look shiny and pretty and dazzle people that are easily dazzled! You may say that you are not aware of avenues to invest, so can only put in plots. You are absolutely correct, there are no passive forms of safe and attractive investment in Pakistan. If you have enough resources and courage, a real show of patriotism is to return to this jungle and do something that you learned or practiced abroad. I would not advise this personally as prospects are very dim for the country, for faults entirely of our own making. However, if you insist you are a great lover of the country and you pine for it while you are abroad and keep talking about how great the food is, then bring real investment into the country. Pakistan doesn’t need money (well not as much as you think). What it needs, what it is literally dying for is YOU and your INTEGRITY and your COMPETENCE and your HARD WORK. If you can bring those values you’ve learned abroad back and practice them, then it would be like a blood transfusion for a very sick patient. If you can’t do this, then don’t try to give false assurances to yourself and the country about how great patriots you are. Patriots don’t run away when the war is raging, they return to the ranks to fight the good fight. Who am I? I am no patriot, just a pragmatist. I am just tired of the hypocrisy and pretenses that follow a pakistani no matter where he or she takes up residence in this wide world of ours. Good luck to your wherever you are. |

Here the people in the government are not taking any responsibility, all the responsibility is with general public. Compare pakistan with other countries where there is law and order and good economy, it is not the general public over there but the policy makers and people in government who are guiding the country towards prosperity. People in all the countries are more or less same, everybody has a desire to prosper and live a good life but when there is no opportunity, thanks to the goofed up policies of government then people use unethical/criminal means to gain money. At the same time, what Mr. Khan mentioned is also correct – we should not leave the country when it needs us – we need to increase the morale of the nation and I have no doubt that our country will bounce back insha-ALLAH. I live in abroad and can’t describe the pain of hearing bad news about the country – our country should have a higher priority than any other thing and if we don’t step forward now, we will be gone forever. We are respected only if we have our country on our back – ask Palestinians how does it feel when you don’t have a country to go and live – in good times, our contry helped us gain the qualification to go abroad – now when country needs us in bad time, we should give our best to save it. Regarding transfer fees at present 10M plot transfer is about 120,000 Built house I am not sure. |

Land acquisition for SL of Ring Road in progress Monday, May 16, 2011 LAHORE An amount of Rs 21.6 billion will be spent on the acquisition of southern section of Ring Road in accordance with the revised design. According to official sources, the Punjab government is acquiring land for 8.5 kilometres southern loop (SL-1) from Sui Gas Town to Ferozpur Road at a cost of Rs 4,995million. For 13 kilometres southern loop-2 from Ferozepur Road to Raiwind Road, the Punjab government will spend Rs 4091.70 for land acquisition while its work will be executed by a Chinese company on build, operate and transfer (BOT) basis. Similarly, the Punjab government will acquire land for 8 kilometres southern loop-3 at a cost of Rs 4,059.96 million from Raiwind Road and Multan Road and for the purpose PC-I is in process for the approval of land acquisition. A sum of Rs 4449.12 million will be spent on land acquisition for 18 kilometre southern loop-4 from Multan road to Motorway M-2 while an approximate amount of Rs 4 billion would be spent on the acquisition of land from Babu Sabu to pacakge No. 5, having a length 2.5 kilometres. The Punjab government will execute work on SL-1 including acquisition of land while the execution of SL-2,3 and 4 would be carried out by a Chinese company on BOT basis. According to the revised design, Ring Road will pass through Sui Gas Town, Gajumata, Halloki, Adda Plot, Maraka,Mohlanwal, Chung, Shahpur, Motorway Babu Sabu Interchange and Gulshan-e-Ravi at Package No.5.

HASSAAN replied on Friday, May 13, 2011 12:03 AM PST well guys all of u are ryt at ur footings… i have visited the site today and i was really surprised and upset to c eden gardens commitment level on ground….now wat happened lets read, when i met with the marketing represented wearing a kool neck tie sat in kool air conditioned hall….lol it looked all drama frankly (having no substance) i asked him to show layout plan or master plan he said we dont have anything to show….we would show after balloting …. than when i said about ur LDA approval of land size he said its all most 3000 to 4000 kanal ( he wasnt sure of the real size) as he was sitting to market his product (a fool).. than he told me that there are two things to book 1) 5 marla plot for 550000 and 2) 5 marla plot for 450000×5=2250000 without development charges………i was astonished with the later price range…he told me it was for those plots who come just after the eden garden and it is phase 1….. and the plots which were 550000 (5 marla) are in phase 2 well development charges are 35000/marla and will have to pay after 6 months well guys the site conditions are very embarrassing….the project which was started 2.5 years back and was committed to deliver in 2.5 years but on ground there is 15-20% progress see the way they deliver ( much embarracing and was a real point to get apart with this new eden garden extension) no link road uptill now even in eden garden and hardly 500 – 700 m long boulevard ….in completed houses (trees and plants has been grown up in the in completed houses)… now tell me after watching all of it on site who wants to fix his hard earned money in such scheme please tell me what should be the best idea …? |

First project launched was Eden Gardens which were due to be handed over this year. So far Few houses are under construction, water tank etc, only main Road is Partially built. Eden also launched Eden Lands at the spot. These plots are due to be handed over mid next year. It seems unlikely as houses are not built in time, so it will effect the Eden Lands (plots) handover as well. I visited the society few days back and took some snaps. If you like i can email you for you idea. I also invested in Eden Lands keeping in view that it will be at Ring Road interchange, RMTS (Rapid Mass Transit Sytem) (which is like 5-7 years old project and so far nothing concrete has been done in this connection). Because of this LRMTS news, there is little stir in the market and agents are after sellers offering them only 70% or so of their investment and selling at whatever Allah knows better. Eden Garden/Lands will be good future investment keeping in view 1. Ring Road, interchange, 2. LRMTS (a far cry) 3. DHA 9/10 adjacent 4. Central Park & Bahria Nasheman societies on Ferozepur Road. 5. Great improvement of Ferozepur Road, (still going on) Please invest wisely. |

Now, 2.5 years have passed and there is not a single development in that area. On the other hand if a customer fails to pay installment even with a single day delay, after a few days cancelation letter is isued to him and also fine is imposed on him. We must take them to court to protect consumer rights. For those who want to take action against Eden group, here is the suggestion. Write a complaint to “Human Rights Commission” Supreme Court of Pakistan, Islamabad and mention all the details. Ask them take a suo motto action and have this group revise the agreement that they do with their customers. Currently the whole agreement is in Eden’s favor. New clauses in favor of consumers should also be added, Such as no more than 30% of agreed amount will be payable to Eden if Eden fails to complete 30% of promised work within 30% of promised time frame, and there could be more such terms. Secondly they must be bound to complete thier work within promised time (with minimal level of variation) otherwise they cannot claim “Fine” from clients. Infact they need to payback to customers if they fail to fulfill their promise on time. For those who plan to buy property/home with Eden Group, PLEASE DROP THE IDEA TO BUY FROM EDEN, otherwise you will mull over decision in a very short time |

And after doing so did not fulfill its promise in all aspects. But now with current bookings they are not even providing these details on the pretext that Investors manipulate the market. So dear new investor God Help you with your hard earned money when you invest without even a written assurance where your plot is located and when you will get one. As far as positive comments on this thread; it appears these are either Eden employees or partners in deception of Eden Group, as these people are only justifying Eden Group and trying to justify that only these people have the right to double their money not in years but months. Lets put it this way out of 29 projects listed above the problems started from 15 onwards and are getting worse with each new project. Being a big name, there are good chances that this group will not run away like small time players. But be ready to have your plots moved around from one edge of the development to another on the map and be ready for a delay of at least 7 to 12 years. If you are booking a house don’t get impressed with model house do visit a completed project and ask people living in them and see the actual finish people get in the end. Few roads a park and grey structure is developed quickly and then work force is shifted to other new projects in booking phase, leaving the finishing of houses for years and that too happen when the people are frustrated and form some sort of group and pressurize the management or create problems for new bookings. The group chiefs Amjad, Arshad and sons, when approached with; lots of difficulty; pretend not to know of any of the problems. An example of extent of deception is; when Eden City people forced the management for progress in Eden City by road side protests and court cases, Dr. Amjad laid foundation stone of a Masjid in Eden City, but lo and be-hold the foundation stone and plan for the Masjid is no more there and the plan has now changed and we do not know if we have a Masjid in Eden City or not. Qureshi replied on Sunday, June 19, 2011 08:26 PM PST I booked a house in eden value homes in 2007,after 41/2 years more than 1 1/2 years after paying my all installements iam comming accross new demands of money everyday from them.they took 60000 Rs for devaluation of our currency.now water sevarage and gas charges,and again iam told that they dont know when will i get that,,unlike many here.i did not get this house to sell it,i need it.iam a low paid worker in middle east,my family is living in rented house,i desperately need that hsmall 3 1/2 marla house for my family to end their sufferings,i worked 18 hours everyday to pay their installments every third month and after working sooo hard and giving them my lifetime income iam nowhere,i cant afford a lawyer,let me tell all those who are telling that dont get impatient.They dont understand that for some its a matter of life and death.I lost my mother already dreaming about going into her own house.Pls join hands together to get our hard earned money back from thses looters and plundrers,they are just frauds. |
